The tenant has a number of responsibilities and the main responsibility is to pay the full rent on time. Aside from paying the rent on time, here are some of the responsibilities of a tenant: The tenant should take care of the property; the tenant should take extra care to the property that he is renting; when the tenant has moved, the property must be left in the same condition that the tenant received it. The most important responsibility of the tenant is to abide by the lease agreement. The agreement can either be oral or written. It is a legal binding contract between the parties. The tenant should read and discuss the lease to the landlord before signing it because the tenant should abide by all the provisions of the lease. It may be simple or brief, or it may contain extra conditions or obligations. All changes or additions to a written or verbal agreement should always be noted in writing. &lt;span style=""&gt; &lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;/p&gt;  &lt;p class="MsoNormal" style="text-align: justify;"&gt;What if the tenant broke the agreement? What would be the initial response of the landlord if the tenant violated the lease of agreement? In most cases, the common violation of majority of tenants is the inconsistency of rent payment. The landlord has no option but to sue the tenant for the incurred losses or damages. In &lt;st1:country-region st="on"&gt;&lt;st1:place st="on"&gt;Singapore&lt;/st1:place&gt;&lt;/st1:country-region&gt;, there is a tenant named &lt;span style="font-weight: bold; font-style: italic;"&gt;Michael Bernhard Joost&lt;/span&gt; who violated the provisions of the agreement. The case against &lt;span style="font-weight: bold; font-style: italic;"&gt;Michael Bernhard Joost&lt;/span&gt; was filed in &lt;st1:country-region st="on"&gt;&lt;st1:place st="on"&gt;Singapore&lt;/st1:place&gt;&lt;/st1:country-region&gt; last June 5, 2000 with a case number: DC 925/2000. The Nature of Claim of the case against Michael Bernhard Joost was Landlord/Tenant (Non-Controlled). The lawsuit concerning Michael Bernhard Joost amounted to a whopping SGD 80,000. The person who filed a lawsuit against &lt;span style="font-weight: bold; font-style: italic;"&gt;Michael Bernhard Joost&lt;/span&gt; was Lim Sing Lee. The landlord is also referred to as the "lessor" of rental property. The landlord let’s a tenant use and occupy his/her rental property in exchange for the monthly payment of rent. A tenant, on the other hand is a person who has the right to use and occupy rental property in accordance with a rental agreement or lease. The tenant is also referred to as the "lessee" of rental property. The tenant may use and occupy the rental property as long as he/she complies with the terms and conditions of the rental agreement, including, but not limited to, the payment of rent. &lt;span class="note"&gt;As with any contract, the rental agreement should be in writing to avoid misunderstandings and should contain all of the terms agreed to by the parties. &lt;/span&gt;The ultimate responsibility of a tenant is to pay the rent on time. Must be paid on the ninth day after the day it is due or the landlord may start legal proceedings to evict the tenant. &lt;/p&gt;  &lt;p class="MsoNormal" style="text-align: justify;"&gt;&lt;o:p&gt; &lt;/o:p&gt;&lt;/p&gt;  &lt;p class="MsoNormal" style="text-align: justify;"&gt;Here is the overview of the eviction process: First, the landlord must actually end the tenancy by handing over to the tenant a “Notice to Quit”. This notice must be given first before filing an eviction case. After the “Notice to Quit” time has expired the landlord then completes the Summons and Complaint for “Unlawful Detainer” (eviction). The complaint is filed in the district court. The Summons and Complaint must be served on the tenant by a constable or deputy sheriff. After being served with the Summons and Complaint, the tenant must file with the court an “Answer” within the time listed in the Summons. You may wish to contact a lawyer in order to answer the summons. If you do not answer the summons, you will lose the right to explain your version of events, and a judge may issue a default judgment in favor of the landlord.
